1. Why can I not buy a house like I buy a car?
Acting for yourself? Of course this is possible but there is a wise saying in law that says "the man who acts for himself has a fool for a client". An objective approach with professional knowledge is needed to avoid problems such as those outlined on conveyancing. Please note that it is illegal for any person to undertake conveyancing work for others unless he is a solicitor or licensed conveyancer or someone employed by and supervised by such people.
2. Why should I not shop around for the cheapest quote?
Shopping around between legal professionals produces varying quotes for the legal work in question so why not simply take the cheapest? The answer is that they do not all perform to the same standard and there is a substantial difference in quality of service.
All conveyancing companies have to cover their overheads and consequently the lower they quote for work the less time they can actually devote to an individual file. This can cause the following problems::
- time limits are not met.
- telephone calls are not taken or returned.
- letters not answered promptly.
- searches not made on time.
- minimum number of appointments are permitted at times convenient to the client.
- unwillingness to give advice on related matters such as insurance, joint ownership, wills etc.
The service given is the service paid for.
